Mold Removal Methods

There are various methods frequently used to remove mold—sandblasting or soda blasting, encapsulation, or applying one of the many products available at your local hardware store—they are not all the same nor are they equally effective. 

We do not use soda- or sandblasting methods. This will simply disturb and distribute mold spores throughout the area.

We do not encapsulate (cover) mold. Both the Canadian Mortgage and Housing Corporation (CMHC) and the Canadian Construction Association (CCA) discourage encapsulation methods. We often see surfaces that have been “cleaned” and then covered over with white paint—the mold is now trapped on the surface with a food source (cellulose in wood or drywall); in addition, the paint is a water-based product, so water has been added to the sheeting. This allows the mold to grow back through the white paint.

In addition, there is no way to show that the mold is viable (alive) or non-viable (dead) when it is covered in paint—even mold-resistant paint will allow mold to grow. 

Some treatments may kill, or seem to kill, the mold but leave unpleasant staining behind. The mold may seem non-viable and may not be a current problem, but it may cause issues in the future if the environment around it changes. We’ve also found that any signs of mold—whether active mold or staining—will most likely cause concerns and/or delays if you plan to sell your house. 

Our process removes the mold and significantly reduces staining. In many cases, it will look like there was never any mold to begin with. In most cases, it is not even necessary to remove and replace your insulation. Mold does not grow on insulation itself (Environix article) but on debris or dust that accumulates on the insulation surface.
